But the biggest buzz in Savannah real estate is the development that is underway of the Savannah River Landing, a mixed-use property facing the Savannah River. At an estimated cost of $800 million, this 52-acre development will house hotels, office and retail space, condominiums, riverfront estates and town homes, and will essentially expand the existing downtown Savannah area.

There are the “old” neighborhoods of Ardsley Park-Chatham Crescent, Gordonston and Daffin Park. Each are friendly and neighborly havens like those seen on favorite childhood television programs. Prospective Savannah real estate buyers that prefer a more placid way of life can opt for real estate with a view of the ocean, marsh or wetlands. Some of the most desired properties within the Savannah real estate market are found on the inshore islands of Skidaway, Wilmington, Whitemarsh, Modina, Dutch and Isle of Hope. Gated communities with river access and private docks offer serene lifestyles and also feature amenities like championship golf and tennis.

Nearby Tybee Island is a hamlet with panoramic views, quaint seaside cottages, vacation bungalows and condominiums. With only one small grocery store and a few restaurants, residents and owners of Savannah real estate on Tybee Island still enjoy the quaint feel of island living, though tourists visit often. The southside, where shopping, dining and entertainment is prevalent, is just moments away from I-95, and easily accessible to I-16. The Savannah airport is fifteen minutes away and downtown Savannah is just a 20-minute drive. West Savannah is situated less than ten minutes to downtown and the airport. Both areas are quickly growing and appeal to a diverse economic population.

Lying on the outskirts of Savannah is Richmond Hill to the south and Effingham County to the northwest. Both areas are growing tremendously and have several communities under development.
